This service is starting from your initial preview trip to you settle down completely in your favorite new home in Shanghai, generally stepping as:

◦ Pre-Move Housing Analysis

We start work immediately after we have your assignment. We will help you have housing overview and ensure that we get the clear ideas of your individual and specific needs, and work out a prime list of suitable housings.

◦ Housing Search

It may proceed several times or several days, depends on when you have a clear housing map in your mind. Normally a book of suitable housing list will be prepared for you during the tour, on which you can read details of each housing and make notes. We will assist you on each step of the process, to adjust or narrow down the list, until you see your favorite home finally.

◦ Negotiation of Tenancy Agreement

We will work with you and landlord to ensure that any special requests are included in the offer letter. Once all terms have been agreed the landlord will prepare a draft of Tenancy Agreement. We will work with you to ensure that the offer terms are accurately reflected in the Tenancy Agreement.

◦ Hand Over the Premises

Prior to the official hand over date, a representative of AutumnLeaves will check the Premise to ensure that all the agreed work has been completed. We will assist the tenant to check the Premise and note any defects on the official hand over date. We will work with the landlord to ensure that any outstanding defects are handled to your satisfaction.

◦ Ongoing service

Our service for expatriates throughout your entire assignment in Shanghai, which covers all the issues in leasing, such as rental payments, and maintenance or repair etc. 

◦ Temporary Housing

Arrange for temporary housing accommodations in the best locations at the best rates for your assignees, when necessary before moving-in.

◦ Tenancy Management

Annually review your existing lease to check out if rent reductions can be achieved. We will talk with the landlord and, if applicable, negotiate rental reductions on your behalf.

We maintain a database of all negotiated "Tenancy Agreements."  You will be notified prior to the expiration date of  the agreement.  We will inspect the property and renegotiate the best possible terms for you relative to current housing market trends if you desire to renew the lease.
